ROLE SUMMARY

Plans, manages, and executes the entire precon process and project team members for a
successful project.

KEY ROLE RESPONSIBILITIES

  • Leads overall preconstruction process from conceptual to final handoff for the entire project team.
  • Develops deliverables including bid summaries, proposals, estimates, value engineering, analysis and budgets.
  • Oversees the project team to ensure a successful project.
  • Coordinates with Project Management to successfully execute the preconstruction process alongside Operations.
  • Manages key relationships with the Operations Team, Design Team, and Ownership.
  • Capable of performing estimating tasks as needed.
  • Creates conceptual budgets and manages the budget through the design development to final budget.
  • Manages cost history reports.
  • Builds the preconstruction schedule for the project and manages its Team Members and activities until completion.
  • Communicates budget information at each deliverable stage and transfers the final budget to Project Management.
  • Develops value engineering options throughout the design development and implement them as needed to maintain the project budget.
  • Assists in the development of proposals and interviews for project pursuits.
  • Ensures that the design meets the budget and is responsible for incorporating all costs associated with delivering a successful project in the field.
  • Trains team members as needed.

COMPETENCIES

  • Read & analyze construction drawings, be able to see what isn’t there, and develop the entire scope of work and material list needed to execute the project.
  • Communicate effectively to subcontractors and vendors, including difficult items i ncluding contract terms and other various items.
  • Assist Operations with project buyout.
  • Organize bids through the leveling process to identify the best partner and make recommendations to the team. Responsible for overall bid tab management.
  • Able to extract quantities from the drawings for all trades.
  • Understand the various phases of construction and how the project is built.
  • Build & manage schematic, design development, and final budgets.
  • Build scopes of work with Operations.
  • Analyze risk categories and make the correct provisions for managing that risk.
  • Understand the conceptual costs associated with each package and be an expert on costs.
  • Able to level all trades and take on the majority of the project value in each individual Bid Package.

EDUCATION

  • High School Diploma or GED
  • Bachelor’s degree in construction management related field (preferred)

EXPERIENCE

  • 5 – 7 years preconstruction experience
  • Experience using programs: Excel, Google Sheets, Sage Estimating, Takeoff Software, Procore
  • Experience managing Team Members & overall projects

WORKING ENVIRONMENT

  • Valid and unrestricted driver’s license required
  • Must be able to lift up to 10 pounds
  • May require periods of overnight travel
  • Must be willing to work non-traditional hours to meet project needs
  • Normal office environment, but may be exposed to extreme conditions (hot or cold)
