OCEANSIDE — A downtown eight-story building with 115 studio apartments topped by 64 hotel rooms received the go-ahead this week from the Oceanside City Council,
Prime Built is devoted to constructing mid-rise, multifamily housing from coast to coast. With over 15 years of experience and millions of square feet built, we are well-versed in urban infill development and its inherent challenges.
Efficiency
Our fully vertically integrated team can solve problems and make adjustments in a matter of minutes. Having the development, design, and construction under one roof allows seamless communication between our teams.
Cost Savings
We’re experts at globally sourcing bulk building materials at reduced costs. This allows us to provide exceptional amenities for the residents while providing great value to the owner.
People
We have a great team of dedicated people who focus on quick and clear communication, which is critical for a timely and successful project.
Technology
Live feed video and 360° “street view” cameras allow us to monitor and document the entire building project. Our management team can observe the progress from anywhere at any time.
Giving
Our work is about more than hammering nails and hanging drywall. It’s about giving people a great place to live while also creating an asset that funds our partners in their Gospel-centered work.
Prime Built provided construction management services for The Urban, a six-story mid-rise plus two underground parking levels. The ground floor fea- tures the main entrance, lobby and garage parking. The upper floors are comprised of 258 micro apart- ments, one community kitchen and lobby space per floor, an open courtyard with heated spa and a roof deck with outdoor kitchen.
The building utilizes two different construction types. The bottom three levels were constructed using post-tensioned concrete, and the upper levels are type-III wood framed. The apartments are fully furnished using materials sourced overseas and assembled on site, reducing project cost.
A unique quality of The Urban is that the construc- tion was financed using PACE funding or Property Assessed Clean Energy, because of the energy efficiency of the design. The exterior of the building is enveloped in foil-faced poly-iso insulation, and all of the mechanical equipment and lighting fixtures are high efficiency.

Project
The Urban boasts 258 micro apartments with resort-style amenities that residents love, including a community gathering space on each floor, a beautiful courtyard with a heated spa, and a roof deck plus outdoor kitchen.
Micro Units
We built Murphy beds that fold into the wall, unique storage nooks, cabinets, and shelving to give residents a flexible living arrangment in a space less than 200 sf. Many of the materials were globally sourced and assembled on site, creating a superior final product while reducing project costs.
Green Construction
We put extensive focus on creating an energy-efficient building. The exterior is enveloped in foil-faced polyiso insulation and all of the mechanical equipment and lighting fixtures are high efficiency. These green building principals allowed us to finance the project through PACE (Property Assessed Clean Energy).
