Leasing Manager – Full Time

Reports to: General Manager 

Location – Los Angeles, CA 

 

Position Summary:

The Leasing Manager will work with the leasing staff and General Manager to attain occupancy goals, provide excellent customer service and effectively market and lease to prospects of the community. Qualified candidates will demonstrate a positive attitude, exhibit strong commitment to the service needs of internal and external customers and represent the company in a professional and courteous manner at all times. 

 

Expertise:

  • Ability to effectively market and lease apartments, utilizing multiple marketing strategies & platforms.

  • Ability to effectively complete job duties and prioritize task based on the property needs while also being flexible when working in a fast paced and every changing environment. 

  • Must be a customer service driven individual with a desire to maintain positive relationships with fellow employees, residents, prospects and vendors which contributes to a positive working environment and overall sense of community where people want to live and work. 

  • Experience with graphic design and design software such as Canva and Adobe Creative Cloud products

 

Essential Duties & Responsibilities:

  • Responsible for ensuring all marketing, leasing and operational goals are achieved daily/weekly/monthly under the supervision of the Leasing Manager and General Manager in order to achieve property goals. 

  • Design marketing collateral to be used on site and in your community for advertising to residents as well as outreach marketing.

  • Create appealing digital collateral to be used on social media as well as other digital marketing platforms.Maintain accurate prospect traffic and leasing data in property software programs and assist with other computer data entry as necessary.

  • Respond to all internet leads, answer resident and prospect calls, and conduct property tours following company guidelines and policies. l

  • Maintain a strong understanding of the community, specials and floor plans, as well as the competition.

  • Assist with the planning and hosting of resident events.

  • Assist applicants with the application process and lease process.

  • Assist residents with the move/in and move/out process.

  • Accurately prepare and have a thorough knowledge of all lease-related paperwork.

  • Participate in the unit turn process. 

  • Write up and file service requests from residents upon receipt.

  • Contribute to the general upkeep and cleaning of office, common areas and model.

  • Identifies potential residents utilizing market and demographic data as well as industry knowledge. 

  • Assists the on-site staff in marketing all units, determining leasing problems, offering solutions to vacancies and re-marketing the property to current residents. 

  • Consistently communicate with the LM and GM on any issues and propose solutions.

  • Complete outreach marketing in order to build relationships and partnerships with area business, University, Clubs, Associations, Greek Community etc., 

  • Maintain an understanding of all market survey data and utilize information to generate traffic of potential residents. 

  • Assist in development of promotional materials.  

  • Adhere to all company policies and fair housing guidelines.

  • Assist with management of online reputation and solicit positive feedback from customers when possible.

  • Assist with all resident retention efforts and renewal leases as directed by the LM and GM.

 

Education/Experience and Technical Requirements:

  • Dynamic Personality

  • Understanding of different social media platforms

  • Graphic Design Experience

  • Student Housing or Multfamily leasing experience preferred

  • Entrata experience is a plus but not required.

  • 1-2 years of customer service and/or sales experience preferred but not required.

  • Strong written and verbal communication skills.

  • Basic computer skills required/Microsoft Office/Excel

  • High energy with a desire to work in a fast-paced environment.

  • A desire to help others and impact your community.

  • Availability to work evenings and weekends as required.

 

Compensation:

  • Salary starting at $40K

  • $5,000 leasing bonus
